Condition surveys come in many different formats, HAPS, as a regulated RICS firm is required to follow a prescribed format that protects all parties by specifying the scope of the survey, identifies any assumptions and constraints applicable.
An RICS Full Building Survey, often known as a "Level 3" or "Full Structural" survey, is the most extensive sort of survey offered at HAPS aside from the NHS Six Facet Survey.
A full building survey provides detailed, tailored advice on the type of construction, its condition, structural integrity, and maintenance issues. Our RICS building surveyors conduct a thorough examination of the property. The building surveyor will inspect the entire property, including the attic, cellar, under loose carpets, and behind furniture, whenever practicable. Everything that can be examined will be examined.
If your property is vast, ancient, in disrepair, or has uncommon features, industry guidelines recommend this type of survey. If you plan to conduct any major modifications or extensions, Full Building Surveys are also recommended. A Full Building Survey, regardless of the property's age or kind, is the greatest way to acquire a thorough grasp of what you're buying and is recommended by HAPS.
It should be noted that HAPS does not perform Building Surveys on residential properties for owner-occupiers but do as part of a portfolio of properties for Local Authorities, Housing Associations, and private developers. We do of course conduct Building Surveys on all other types of buildings.
