Condition Survey
Condition surveys vary widely, but as a regulated RICS firm, we use a prescribed format that defines scope, assumptions and limitations to protect all parties.
Our Surveyors inspect all accessible areas, including lofts, cellars and behind fixtures where safe and practicable.
This survey is recommended for large, older, neglected or unusual properties, and where major alterations or extensions are planned.
*Hughes & Associates does not carry out Building Surveys for individual owner‑occupied homes, but does provide them for portfolios held by local authorities, housing associations, private developers and for all other non‑domestic buildings.
6 Facet Surveys (NHS Estate Code)
Hughes & Associates has extensive expertise in delivering 6 Facet and CQC premises surveys across a wide range of NHS buildings, including acute hospitals, mental health units, health centres and GP practices.

Specialist and Specific Defect Reports
Specific Defect surveys follow a prescribed RICS format that clearly defines scope, assumptions and limitations to protect all parties.
Hughes & Associates provides Specific Defect Surveys to investigate particular issues or concerns in a property’s structure or condition. These focused surveys match the detail of a full Building Survey but target only the area of concern, also noting any related issues identified.
The team has particular expertise in fire prevention defects, assessing compartmentation, protection and compliance, even where no visible issues exist but materials or installation fall short of regulatory standards. Ideal for buyers or owners seeking clarity on a specific feature’s condition or remediation, these surveys apply to commercial and non-domestic properties.
