What is BIM?

Building Information Modelling (BIM) is the holistic process of creating and managing information for a built asset. Based on an intelligent model and enabled by a cloud platform, BIM integrates structured, multi-disciplinary data to produce a digital representation of an asset across its lifecycle, from planning and design to construction and operations then finally for demolition.


At HAPS we use different tools to produce BIM data, whether this be our own audit and compliance software Eyecomply that can be used as a document depository for CAD drawings, photographs, leases and legal documents or for a full ongoing planned and preventative maintenance compliance and auditing package. BIM will be used for creating and managing data during our design, construction and operations process. HAPS BIM software and process integrates multi-disciplinary data to create detailed digital representations that are managed in an open cloud platform for real-time collaboration. 


Creating BIM will give our clients and their representatives greater visibility, better decision-making, more sustainable options and normally gives savings in the medium to long term of a building. HAPS creates the data essential to allow Building Information Modelling to be a reality. Our Eyecomply software operatives and our 3D CAD technicians collate and prepare the documentation required to give the golden thread of information of a building now required to ensure compliance with statutory standards as a minimum. This is achieved at HAPS with the following four manageable models. 

  • Plan

    Inform project planning by combining reality capture and real-world data to generate context models of the existing built and natural environment.


  • Design

    During this phase, conceptual design, analysis, detailing and documentation are performed. The preconstruction process begins using BIM data to inform scheduling and logistics.

  • Build

    During this phase, fabrication begins using BIM specifications. Project construction logistics are shared with trades and contractors to ensure optimum timing and efficiency.


  • Operate

    BIM data carries over to operations and maintenance of finished assets. BIM data can also be used down the road for cost-effective renovation or efficient deconstruction.
