  • Condition Survey

    Condition surveys come in many different formats, HAPS, as a regulated RICS firm is required to follow a prescribed format that protects all parties by specifying the scope of the survey, identifies any assumptions and constraints applicable.  


    An RICS Full Building Survey, often known as a "Level 3" or "Full Structural" survey, is the most extensive sort of survey offered at HAPS aside from the NHS Six Facet Survey.


    A full building survey provides detailed, tailored advice on the type of construction, its condition, structural integrity, and maintenance issues. Our RICS building surveyors conduct a thorough examination of the property. The building surveyor will inspect the entire property, including the attic, cellar, under loose carpets, and behind furniture, whenever practicable. Everything that can be examined will be examined.


    If your property is vast, ancient, in disrepair, or has uncommon features, industry guidelines recommend this type of survey. If you plan to conduct any major modifications or extensions, Full Building Surveys are also recommended. A Full Building Survey, regardless of the property's age or kind, is the greatest way to acquire a thorough grasp of what you're buying and is recommended by HAPS. 


    It should be noted that HAPS does not perform Building Surveys on residential properties for owner-occupiers but do as part of a portfolio of properties for Local Authorities, Housing Associations, and private developers. We do of course conduct Building Surveys on all other types of buildings.


  • 6 Facet Surveys (NHS Estate Code)

    HAPS has extensive expertise and experience in conducting 6 facet and CQC premises surveys for many categories of NHS buildings, including, acute hospitals, mental health facilities, health centres, and GP practices. 

    The six facets that form the full survey are as follows:

    Facet 3: Space Utilization

    Facet 4: Quality

    Facet 5: Legal Compliance.

    Facet 6: Environmental Management 


    HAPS’ multidisciplinary professional services structure ensures an integrated and holistic approach to the major reports. The objective of our survey is to give the client a complete plan to form the essential information required by each NHS Trust, as defined by NHS Estate Code and the Risk-Based Methodology for calculating backlog charges.

    We perform the surveys for many of the diverse organisations that form part of the provision of health and social care, in addition to NHS Property Services, General Practice Clinical Commissioning Groups, NHS Foundation Trusts, NHS Acute Trusts, NHS Mental Health Trusts we also carry out this function for PFI Special Purpose Vehicles, FM Service Providers and Funders


  • Specialist and Specific Defect Reports

    Specific Defect surveys come in many different formats, HAPS, as a regulated RICS firm is required to follow a prescribed format that protects all parties by specifying the scope of the survey, identifies any assumptions and constraints applicable.


    HAPS can assist you with a Specific Defect Survey if you have a specific issue or concern with your property. A defect survey is performed to evaluate a specific or suspected defect in the structure or condition of a property. These surveys are adaptable and can be used to address any issue that has been found. Any connected building issues discovered during the inspection will be addressed as well. The survey goes into the same degree of detail as a full Building Survey, but it just covers the area of concern, not the entire property.


    HAPS are particular experts in establishing defects relating to fire prevention, evaluating the condition and compliance of fire compartmentation and protection. There may be no obvious defect visible but the wrong choice or incorrectly installed materials and components can make a property non-compliant with regulatory standards
